BrokerHub
Terms of Service
Last updated: October 29, 2026
1. Who we are
BrokerHub is provided by Oakleaf Group LLC, doing business as SMB Advantage ("we", "us"). These terms apply when your brokerage ("you") uses BrokerHub. If your firm has signed a separate agreement with us, that agreement wins where the two differ.
2. What BrokerHub is
BrokerHub is web software for brokerages: off-market listings, team requests, survey planning, a contractor directory, checklists, a team directory, a daily email, and optional add-on modules. Features can change as we improve the product. We will not remove a paid module you are using without notice.
3. Accounts and access
- Your firm decides who gets an account and what they can see. Your firm's admins manage this.
- Each person keeps their own sign-in private. Tell us right away if you think an account has been misused.
- You are responsible for what your users do in BrokerHub.
4. Your data is yours
- Everything your firm puts into BrokerHub (listings, notes, photos, video, documents, contacts) belongs to your firm.
- We use it only to run BrokerHub for you, keep it secure, and support you. We do not sell it. Other firms see only the items you choose to share with the BrokerHub network (section 4a).
- When you leave, we will export your data on request and then delete it from our systems within a reasonable time, apart from copies we must keep by law or that sit in routine backups until they expire.
4a. The BrokerHub network
- Brokers on a BrokerHub plan can share an off-market listing, a request, a Market Insights note or a contractor rating with every other broker on BrokerHub. Nothing is shared unless you switch it on for that item, and you can switch it off at any time.
- Other brokers see only these parts. A listing: the boat, photos, asking price, location and your name, phone and email. A request: what you are looking for, photos and your contact details. A note: the note, its photos and the boat's public details, with your name. A rating: the stars and note, shown without your name.
- These are never shared: net prices, last-sold prices, your clients' details, documents, videos, voice notes, and notes you keep private.
- Only share what you have the right to share, and nothing your client asked you to keep private. You are responsible for what you share. By sharing an item you let BrokerHub show it to other brokers on BrokerHub while it is shared.
- We may remove a shared item that breaks these terms. Brokerage accounts set up by us join the network only if the brokerage agrees.
5. Fair use
Don't use BrokerHub to break the law, to upload anything you don't have the right to share, to send spam, to try to get into other firms' data, or to interfere with the service. We can suspend an account that does, and we will tell you why.
6. AI features
Some features use AI to answer questions, summarize records, or read documents. AI can be wrong. Check anything important, such as prices, specifications, or legal and survey details, before you rely on it or send it to a client.
7. Prices, billing and cancelling
- Prices are shown on our website and at checkout. You pay monthly, or yearly in advance.
- Trials. A trial costs $1, charged when you start, and is not refunded. Unless you cancel before the trial ends, your plan starts when the trial ends (day 15, or day 31 for a trial through another broker's invitation) at the price shown at checkout and renews every month until you cancel.
- Cancelling. Cancel any time from the Manage billing link at the bottom of getbrokerhub.com, or by emailing ben@getbrokerhub.com. Monthly plans stop at the end of the month you have paid for. Yearly plans, including show offers, are paid in advance, run to the end of the paid year and are not refunded part-way.
- Brokerages. Plans for a brokerage follow the order we agree with you, including seat counts and any setup fee.
- Referral credits. You earn one free month for each person you refer who pays for their first full month, up to 12 a year. Credits apply to your own plan or can be given to another broker. They have no cash value. Referral fees for brokerages are set out in writing when the brokerage signs.
- We will give you at least 30 days' notice before a price change applies to you.
8. Uptime and support
We work to keep BrokerHub available and fast, and we fix problems as quickly as we can. Unless your agreement says otherwise, we do not promise a specific uptime level.
9. Limits of our responsibility
BrokerHub is provided "as is". To the extent the law allows, we are not responsible for lost profits, lost deals, or indirect losses, and our total responsibility for any claim is limited to the fees your firm paid us in the 12 months before the claim.
10. Ending the service
You can stop at any time under section 7. We can end the service with 30 days' notice, or right away if these terms are seriously broken. Section 4 (your data) continues after the end.
11. Changes to these terms
If we change these terms in a way that matters, we will tell your firm's admin by email before the change applies.
12. The law that applies
These terms are governed by the laws of the State of Florida.
